Does the occasional lease fully protect the landlord?

The occasional lease is often presented as the safest option for landlords. But no form of letting offers a hundred-percent guarantee against risk: the occasional lease does not remove risk, it substantially limits it.
Tools landlords add on top of the occasional lease:
- screening the tenant before signing
- a security deposit capped at six months' rent
- rent-default insurance
- an extra notarial deed submitting to enforcement of a sum of money
The occasional lease does not make letting risk-free, but of everything available to a private landlord it is what shortens the most expensive risk: the time during which the flat cannot be recovered.
