The eviction address: virtual or real?

A lot of myths surround the occasional lease, and most of them concern the address the tenant designates as the place of a possible eviction — above all the claim that firms offering such addresses use virtual premises that do not really exist.
What to check about a designated address:
- the address is located in Poland
- the premises exist and are residential
- the land register number is given and matches the address
- the consent is signed by the person listed as owner in the register
The difference between a real address and a mythical virtual one takes minutes to check in a public register — and the check belongs before signing, not after.
