Eviction under a standard and an occasional lease: the differences

A simpler route to recovering the flat is the main reason landlords choose the occasional lease. But the opening stages are nearly identical in both regimes: the acceleration only begins once the lease has been terminated.
The timeline of an occasional-lease eviction:
- months 1–3 — rent arrears accumulate
- month 4 — payment demand with notice of termination
- month 5 — the notice period runs
- then — a demand to vacate with a 7-day deadline
- then — the court makes the notarial deed enforceable
- finally — the bailiff evicts to the designated address
The difference is not at the start of the procedure but at its end: the occasional lease removes the one stage nobody can plan around — waiting on the municipality.
