Signing an occasional lease: the procedure step by step

An occasional lease is not signed in one sitting. It is a sequence of six steps, and reordering them — handing over the keys before the annexes are complete, for instance — means the landlord's special protection never comes into being.
The correct order of steps:
- choose and screen the tenant before anything is signed
- draft the lease for this specific flat and situation
- sign the lease, often with a suspensive condition
- collect the three annexes within the agreed deadline
- take the security deposit
- sign the handover protocol, and only then hand over the keys
Setting up an occasional lease takes more steps than a standard one, but those steps are what protect the landlord. The order is what matters: the lease, the annexes, the deposit — and only at the very end the keys.
